As the 19th edition of Cityscape Global wrapped up and Dubai real estate industry watchers discussed the market trends of the year so far – a leading UAE brokerage says the stylish yet affordable communities on the Al Qudra Road are the ones to watch in 2020.
Appello Real Estate – which has been active right across the Dubai property market, notably in high profile communities such as the Palm Jumeirah, since 2008 – has seen a significant swing in interest to Al Qudra Road by renters and investors alike in 2019.
"Our search and enquiry data shows that the well-planned, family focused communities on the Al Qudra Road are seeing rocketing interest, especially from first time home buyers," said Naval Vohra, CEO, Appello Real Estate (pictured).
"For example, the first phase of Mira in Emaar's Reem townhouse community is in high demand from people wanting elegant homes with a peaceful neighbourhood vibe, while Arabella in Mudon is creating a buzz because of the layouts – people really love them and the way the houses are constructed overall.
"Right now, one in five enquiries we get is for homes along Al Qudra, whereas last year I would say it was around one in eight. I believe Al Qudra as a real estate hot spot is going to be a major player in 2020."
Undoubtedly, Al Qudra Road has benefited from some good publicity too. Recently, another of its communities – The Sustainable City, the first fully-operational sustainable community in the Middle East – was named 'Happiest Community' at the Gulf Real Estate Awards 2018.
Also, the selection of homes on offer along the Al Qudra Road excites house hunters, from luxury apartments and compact townhouses to attractive villas. Another appeal is cost and quality of life. The various communities are located on the outskirts of Dubai, along the D63, and because of this residents enjoy hassle free parking, cheaper rents and cleaner air.
Vohra added: "Those looking closely at price point and community living are being drawn to The Nshama Town Square because it offers both apartments and townhouses. This area is large enough to be considered a suburb on its own, with facilities such as malls, retail shops, entertainment districts, and parks."
Another Al Qudra community seeing strong interest from buyers is Damac Hills. Spanning 42 million square feet it features townhouses, villas and apartments alongside retail, sports, spa, wellness and leisure facilities.
Appello puts the rising appeal of the whole Al Qudra Road area down to the combination of several factors: it is spacious with lots of opportunities to enjoy the outdoors in places such as the pretty Al Qudra Lake with its wildlife and shaded green areas – as well as the 100km Al Qudra bike track, popular with cyclists, roller-bladers and dog walkers alike.
