Through its presentation of the ‘Smart Judge’ application, considered to be the first of its kind in the world due to the unprecedented services it offers to litigation parties, Dubai Land Department was able to highlight its high-tech capabilities through its participation at the 36th GITEX Technology Week, held at Dubai World Trade Centre 16th-20th October.
Judge Omar Miran, Secretary General of the Rental Disputes Settlement Centre (RDC), the judicial arm of Dubai Land Department, stated: “Our participation at the 36th GITEX Technology Week has strengthened the position of the Emirate as a primary destination for the development of global technical applications. By displaying the ‘Smart Judge’ application and outlining its benefits and privileges to field specialists from all over the world, we shed light upon many objectives of the Department, namely allowing optimal investment opportunities in an environment that guarantees the rights of all individuals and that is keen on their wellbeing and happiness.”
Since the launch of the application in October 2015, the time period for query responses about rental issues has been reduced to just a few minutes, with parties able to find out expected results of judgments before resorting to the judicial authorities. The application includes 15 diverse cases which cover all of the issues that are considered before the RDC, and these cases are divided into 100 different scenarios.
He added: “The Smart Judge is a contemporary application that enables the commercial relations’ parties to be aware of their legal positions for rental contracts, and guides them towards the mechanisms and possibility of filing lawsuits before entering into any litigation stages, by way of simulations (Q&As). Due to several features of the application, it is now easier for the contracting parties to benefit when facing any rental problems.”
The application contains many practical features, such as offering free legal counselling for cases related to the rental and contract processes in Dubai, saving money, time and effort. It is available on both IOS and Android operating systems.
The Smart Judge offers a draft pilot judgment which is the first of its kind in the region and the world, based on the assumptions and data entered by the enquirer. One of the many benefits of this new application is the introduction of rental rights to the enquirers, contributing to the deployment of security and stability in the rental sector by offering a smart judicial mechanism, and attracting more investors to the real estate sector.
The Smart Judge provides extensive information and outlines all applicable laws in a clear manner, in order to provide a clear and transparent environment to all parties who work and live in Dubai, defining the duties and liabilities of landlords and tenants. It also plays a very important role in attracting more investors to the real estate sector in the Emirate, through establishing the trust and reliability of the Dubai property market.
The application specialises in the simulation of rental issues or rental disputes which arise between the landlords and tenants of real estate located in the Emirate or in free zones.
